Project Overview
We were appointed directly by AF Switchgear to design the M&E services for a new switchgear manufacturing facility on their Sutton-in-Ashfield industrial estate.
The development includes a large main production hall, supported by a three-storey block housing welfare and changing facilities, office and meeting spaces, and a staff canteen overlooking the production floor—creating a modern, efficient environment for both manufacturing and day-to-day operations.
Mechanical & Electrical Services
We developed the full M&E strategy from concept through to tender, starting with a Stage 2 design philosophy report covering heating, cooling, ventilation, electrical distribution, fire safety, lighting and overall building services integration for a complex industrial setting.
To support compliance, we produced a detailed Energy & Part L Assessment, shaping fabric and services efficiencies and ensuring the building met all regulatory performance requirements. At RIBA Stage 3, we issued coordinated performance specifications and drawings for competitive tender.
We undertook a thorough review of contractor M&E proposals, ensuring alignment with AF Switchgear’s operational needs, including electrical resilience, load capacity for future expansion and robust mechanical servicing to both production and occupied areas.
Throughout construction, we provided an on-site technical advisor role—carrying out inspections, resolving coordination challenges and witnessing testing and commissioning of all M&E systems. This ensured the facility was delivered safely, efficiently, and fully compliant at handover.
